Property Oversight

A vacant Muskoka cottage should be checked on a defined, documented schedule set during your consultation based on the property and the season, not on an occasional or informal basis. Every visit is recorded in your Prestige Estate Book, along with what was checked and what, if anything, needs attention.

After a major storm, your property is checked and any damage or concern is documented and reported directly to you. Prestige coordinates the appropriate trade and follows up on scheduling, so you are not the one making the calls or chasing an update.

Winter

Prestige Home Co. checks your Muskoka cottage during winter on a scheduled, documented basis, observing interior temperature, generator status, water systems, and exterior conditions, and verifying snow and plow contracts in person. Technical concerns are referred to the appropriate licensed specialist.

Visible dock and boathouse conditions, including ice movement where safely accessible, are observed during scheduled winter visits and recorded in your Prestige Estate Book. Any concern involving structural or technical assessment is referred to an appropriate specialist rather than evaluated by Prestige.

No. Prestige can verify generator and backup power status where accessible and document it in your Prestige Estate Book, but servicing, repair, and certification are performed by a licensed electrician or generator specialist, coordinated on your behalf when required.

Seasonal Management

Yes. Spring opening and fall closing, including dock installation and removal, boat launch and winterization, and irrigation start up and shut down, are coordinated on a defined calendar set with you well ahead of the season, since marine contractors and dock crews book quickly at peak times.

Yes. Many owners begin with an opening or closing and expand from there once they see how the oversight works. Your consultation will outline what makes sense given the time of year.

Marine

Yes. Boat launch, haul out, and winterization are coordinated as part of our seasonal and year round programs, scheduled with a marine crew we already trust and confirmed rather than left for you to arrange.

Yes. We are often brought in to coordinate the marina and marine contractors an owner already uses, confirming appointments and managing the schedule, rather than replacing relationships you already trust.

That is common on the lakes we serve. Each boat and watercraft is tracked individually in your Prestige Estate Book, with its own launch, haul out, and service history.

Arrival Preparation

Yes. Ahead of a planned arrival, Prestige can open and clean the property, adjust temperature, prepare the hot tub, ready the boats, and arrange grocery provisioning, firewood, or flowers by request, so you arrive to a property that is ready rather than one that needs attention first.

Notice requirements are discussed during your consultation and vary by season and the scope of preparation requested. Booking key vendors, such as marine crews, as early as possible gives the most flexibility.

Private Concierge

Yes. A private chef can be arranged for an arrival, an event, or an extended stay, coordinated on your behalf through a provider we already trust. This arrangement is separate from your estate management engagement and is billed directly for the service provided.

Yes. Massage therapists, personal trainers, boat captains, fishing guides, housekeeping, catering, and transportation can all be arranged through trusted third party providers, coordinated on your behalf and billed separately from your estate management engagement.

Vendors

Yes. While you are away, Prestige Home Co. sources, schedules, and confirms the vendors your estate requires, and documents each visit in your Prestige Estate Book, so you have one point of accountability rather than a list of separate contacts to manage yourself.

Yes. Prestige can coordinate the contractors and trades you already use, confirming appointments and managing the schedule, and can also source a new specialist when one is required.

Yes. Larger projects are coordinated alongside your routine vendor relationships, with the same documentation and single point of accountability applied to the project's schedule and trades.

Pricing & Engagement

Private estate management begins at $2,500 per month. Exact pricing depends on your property, its systems, and the scope of oversight required, and is confirmed during a private consultation and property review. Third party vendor and contractor costs are billed separately.

The $2,500 per month starting retainer covers your dedicated estate management program: scheduled oversight visits, vendor coordination and follow-up, seasonal calendar management, and your documented Prestige Estate Book. Exact scope is confirmed for your property during a private consultation.

No. The management retainer covers Prestige's oversight, coordination, and documentation. Third party costs, such as contractors, materials, marine services, and specialty trades, are billed separately by the provider.

Engagement terms are established as part of each property's management agreement and reflect the scope, seasonality and requirements of the estate. These terms are set during your private consultation, based on what makes sense for your property.

Privacy & Access

Key and access arrangements are set individually for each estate as part of your management agreement, reflecting the level of access needed to carry out scheduled oversight and coordinate vendors.

Yes. Where an estate already has household staff, Prestige can coordinate schedules and communication with them as part of ongoing oversight, working alongside your existing team rather than replacing it.

Getting Started

Onboarding begins with a private consultation to review your property, priorities, and preferred level of involvement. From there, Prestige documents your estate in your Prestige Estate Book and establishes the management agreement and oversight schedule for your property.

We intentionally limit our portfolio so David can remain personally involved with every estate we represent. We do not take on an unlimited number of properties, and current availability is discussed openly during your consultation.

Yes. Prestige Home Co. manages a limited number of private estates on Lake Joseph, Lake Rosseau, and Lake Muskoka, including the Port Carling area.
