Private Estate Management · Muskoka
Property management for significant Muskoka waterfront estates, delivered through a private estate management model with one point of accountability, whether you're on the lake or away.
The Question Every Owner Eventually Asks
A sophisticated Muskoka property may already have trusted landscapers, marine contractors, HVAC technicians, cleaners and other specialists.
What may be missing isn't another contractor. It's someone accountable for the property as a whole. Someone who knows what needs attention, remembers what is coming due, coordinates the appropriate people, follows up when something isn't completed and keeps the property's requirements organized.
When you're not at the property, who is ultimately accountable for the entire estate?
If the answer is still you, that's the gap Prestige exists to close.
The Prestige Model
Prestige Home Co. provides property management for significant Muskoka waterfront estates, delivered through a private estate management model.
Prestige becomes your single point of accountability for the property.
We don't need to replace the service providers you already know and trust. Instead, we coordinate the people, systems, schedules and requirements that keep your estate operating properly throughout the year.
We know what needs attention, coordinate the appropriate specialists, follow through on outstanding work and maintain an organized record of your property's systems, service history and upcoming requirements.
You maintain the relationships you trust. Prestige takes responsibility for managing the bigger picture.
What Prestige Actually Does
Every Prestige estate management relationship is built around six core responsibilities, scaled to the needs of your property.
Scheduled visits, documented condition, and someone paying attention when you are not there.
A maintenance calendar built around your specific property, managed by Prestige instead of left for you to remember.
Your trusted contractors, coordinated, documented and followed up on, without you having to manage every detail.
A living operational record of your property's systems, vendors, service history and upcoming requirements.
We sit on your side of the relationship, not the contractor's.
The property is prepared for your arrival, so your time in Muskoka can be spent enjoying it.
Pillar One · Property Oversight
Prestige conducts scheduled physical visits to your property throughout the year, whether the estate is occupied or standing quiet for the season.
Each visit follows a structured property checklist, with relevant observations documented rather than left to memory. Property conditions and key systems are monitored for visible signs of an issue, seasonal requirements are tracked, and significant weather events can trigger additional attention when appropriate.
Where something requires technical assessment, repair or specialized expertise, Prestige coordinates the appropriate qualified service provider and follows the issue through to resolution.
This is not an occasional check-in. It is the difference between a property that is managed and one that is merely visited.

Pillar Two · Preventative Estate Management
Every property has its own maintenance rhythm. Prestige builds and maintains a preventative management calendar around the specific systems, equipment and seasonal requirements of your estate.
That may include HVAC, generators, plumbing and water systems, septic, security and smart-home systems, pools and spas, docks and waterfront infrastructure, landscaping and irrigation, exterior maintenance, and seasonal opening, closing and winterization.
Prestige tracks upcoming requirements, coordinates the appropriate qualified service providers, arranges access where needed, follows up on scheduled work and records completed service in the Prestige Estate Book.
The objective is simple: deal with known requirements on schedule and identify developing issues before they become larger problems.
Dock installation, boat launch coordination, irrigation start-up, outdoor furniture, and HVAC servicing.
Grounds, marine equipment, and outdoor living areas kept ready for entertaining and arrivals.
Dock removal, boat winterization, seasonal storage, and winter preparation of the property. Planning your fall closing? Read our Muskoka Cottage Closing Checklist.
Snow contracts in place and verified, generator readiness, and ongoing monitoring through the coldest months.
Pillar Three · Vendor Management
Good contractors are valuable relationships. Prestige doesn't replace them simply for the sake of replacing them.
We coordinate scheduling, arrange property access, collect and organize quotations, maintain communication, follow up on outstanding work and document completed services.
When appropriate, Prestige can also review options with you, obtain additional quotations and help source qualified specialists when a new service provider is required.
Before a new service provider performs work at the property, Prestige verifies appropriate proof of insurance as part of our vendor qualification process.
Following scheduled work, Prestige can confirm that the service provider attended the property, document the visible result where appropriate, and follow up on anything that remains outstanding.
You maintain control over the decisions. Prestige manages the coordination.
Pillar Four · The Prestige Estate Book
Every property Prestige manages develops a living operational record, the Prestige Estate Book.
It brings together the information required to properly manage your estate: property systems and equipment, service providers, warranties, maintenance schedules, service history, relevant invoices and quotations, seasonal procedures, repairs, recommendations, upcoming requirements, emergency contacts, owner preferences, photographs and property documentation.
As work is completed and the property evolves, the Estate Book evolves with it.
It is not paperwork for the sake of paperwork. It is how a complex property becomes manageable, and how nothing depends on anyone's memory.

Pillar Five · Owner Representation
When work is required at your property, Prestige approaches the situation from the owner's perspective.
We coordinate quotations, organize options for your review, arrange property access, communicate with service providers, follow up on outstanding work and document the outcome.
Where appropriate, we can obtain additional quotations or source qualified alternatives so you have the information needed to make an informed decision.
Throughout the process, Prestige remains your central point of contact, helping ensure that decisions are communicated, work is coordinated and outstanding items are followed through.
You make the important decisions. Prestige makes sure those decisions are carried through.
Pillar Six · Arrival Readiness & Concierge
Time in Muskoka should begin when you arrive, not after you've spent the first day getting the property ready.
Before your arrival, Prestige can coordinate the details required to prepare your estate for you, your family or your guests. Depending on your property and preferences, that may include cleaning, temperature settings, outdoor living areas, boats and recreational equipment, hot tubs, groceries, firewood, flowers and other arrival requirements.
Prestige can also coordinate trusted local providers for additional lifestyle and concierge requests when needed.
Your preferences become part of the property's ongoing management plan, allowing arrival preparation to become increasingly seamless over time.
You tell us when you're coming. We help make sure the property is ready for you.
A Closer Look at Arrival & Lifestyle Coordination
Arrival readiness is one part of the relationship. When your property calls for additional coordination, around a stay, a gathering or everyday life on the lake, Prestige arranges it through the same trusted local providers we already coordinate on your behalf.
Every request still runs through your single point of contact. Prestige arranges the right local provider so you don't have to track one down, vet them or manage the details yourself.
01
Grocery and provisioning orders placed ahead of your arrival, coordinated delivery timing, and the property prepared the way you prefer it.
02
When you're hosting, Prestige can help arrange private chefs, catering and service staff through vetted local providers, so entertaining at the property is one less thing to organize.
03
Coordination of marine service providers and seasonal boat and water-toy readiness, with equipment or rentals arranged when your plans call for it.
04
From housekeeping and laundry coordination to arranging seasonal help around the property, Prestige connects you with trusted local providers for what your household needs.
Discretion & Privacy
Discretion is fundamental to private estate management.
Prestige treats information about your property, your schedule and your preferences with care. Property information is shared with service providers only when appropriate to coordinate the work they are engaged to perform.
We do not believe a private estate should become marketing content simply because we manage it. Any use of a client's property, photography or identifying details for promotional purposes would require the owner's permission.
Your property is your private space. We treat it accordingly.

A Management Plan Built Around Your Property
Prestige engagements are tailored to the property, the owner's preferences and the level of management required.
Some owners need consistent year round oversight and vendor coordination. Others require a more comprehensive management relationship encompassing preventative maintenance, ongoing projects, arrival readiness and broader estate operations.
We begin with a private property consultation to understand the estate, its systems, existing service providers and your expectations. From there, we establish the appropriate scope of management.
Private Estate Management begins at $2,500 per month.
The exact scope and management fee are established following consultation and an assessment of the property's requirements.
Schedule a Private Property ConsultationBuilt By Someone Who Has Managed Complex Properties
Prestige Home Co. was created around a straightforward idea: a significant property deserves more than a collection of service providers. It deserves someone responsible for bringing everything together.
Founder David Tracz brings experience in property projects, vendor coordination, operations and high-end residential environments.
How We Work
We begin with a conversation about your property, how it's currently managed, your existing service providers, your priorities and where you would like greater oversight or support.
We walk the property with you or your representative to understand its systems, seasonal requirements, existing vendors and any immediate or upcoming priorities.
Prestige develops a management scope tailored to the property, including the appropriate oversight schedule, preventative maintenance requirements, vendor coordination and other agreed services.
Once engaged, Prestige becomes your central point of accountability, managing the calendar, coordinating service providers, documenting activity and keeping you informed about what requires your attention.

David Tracz
Founder and CEO, Prestige Home Co.
Prestige Home Co. was founded by David Tracz to provide Muskoka property owners with something that is often missing even when excellent service providers are already in place: one person accountable for bringing everything together.
David previously led Distinction Design, where he was directly involved in managing residential projects, coordinating trades, vendors, schedules and the many details required to bring complex projects through to completion.
His residential project experience also extended to television. On HGTV's Esther Extraordinaire, David worked as both project manager, coordinating the execution of the projects featured on the show, and on-air talent.
